A Sublease Agreement

  • is a legally binding contract that allows you as a tenant to rent the leased premises to another person while it is still under your name. However, inviting someone to live in your apartment without you is a task that shouldn’t be taken lightly.

  • Sublease agreements should be signed by the both parties (the original tenant and subtenant) and approved by the landlord or property manager.

  • Subleases are typically used when original leaseholders cannot complete the terms of their lease or need to move for various reasons.

West Shore Apartments Policy

Yes, West Shore Apartments does allow subleasing.

All Sublets must have prior approval from West Shore Apartments, LLC. In order to receive approval, please use the following steps:

  1. Both original Tenant and Sub-Tenant need to complete the Sublet Agreement, available online, and return the Sub-Lease agreement to West Shore Apartments (either in hard copy or electronically). KarlaTerry@WestShoreApts.com

  2. See the note at the bottom of the Sublet agreement regarding the Lease and Statement of Condition. Electronic versions can be provided if requested.

  3. Make sure the Sub-Tenant is aware of our recycling and trash policies.

  4. Keys must be handled between Tenant and Sub-Tenant.

  5. All Tenants on the Lease must sign the Sublease form to show there is awareness of the Sublease taking place.

  6. Submit the signed Sublease agreement to West Shore Apartments at least 1-week in advance of the Sublease time-frame.

How do I find the right subletter?

The right subletter is someone you can trust, someone you can rely on to pay the rent and take care of the apartment - these tips will help confirm their reliability.

  • Ideally, you want to sublet to a friend or someone that you already trust. If this is not possible, find someone as close as possible to your network of friends. If you have roommates, offer to let them choose a subletter since they will be living with the person. You can also talk with us at the West Shore Apartments office, we can assist you.

  • Post the available sublease opportunity online (Cornlet.com, Facebook (Cornell University Housing, Sublets & Roommates), Craigslist, and others) and use available resources through off-campus housing.

  • Clean up your apartment and room before you present it to prospective subletters.

  • Make sure to ask your prospective subletter for personal references (if you do not know them very well) and consider asking for a reference from a past rental experience.

  • It’s important to ask for a damage deposit (this is included on our sublease form).
